Hi Group,
I would appreciate any help/advice you can offer.
I purchased a home in South Florida with a very old Plumeria tree on the property it is approximately 7 feet tall by 6 feet spread and was dormant when we moved in. The tree now suddenly has rotted tips and no signs of coming out of dormancy... not all tips are soft but a lot are... what is the best solution to this? I am assuming i need to start cutting till i see latex flow but not sure.
Not even really sure how or why this happened to such an old established tree. Sending a few pics of the tree.

@Scjohnh, I don't see any sign of rot in your pictures. But if the tips are mushy-soft they may have been exposed to a cold snap, and then yes, you will need to cut back until you see white.
You may not see sap flowing yet, the trees are not all coming out of dormancy yet. In my yard (Naples) only about 10% are showing signs of breaking dormancy.

Thank you for helping with this.
I cut about 1/4 of the height and width and got to a center that is three rings..wood, green and big white center.
Hopefully this helps save the tree.

No tips left at all Sighing! ... will have to wait till next year to see it. I was paranoid and wanted to be certain that i got every bit of it clean and clear. The neighbors tell me it is a beautiful like bridal bouquet cluster white.... hope they are right that sounds beautiful!
I also just acquured several new plants...Stardust, Orange Burst, Lei Rainbow, Vera Cruz Rose, Two Hawiian Opal Pink, Morgane and Harlequin.
