It met the criteria for "well draining"
There is only one problem.Weeds have to be painted with roundup or it takes on a scruffy look.

I'm such a hand digger weeder;......as long as I can. I have already been wondering what I will do when or if the age comes forward, and I will no longer be able to do everything myself.

Lightbulb!!!

"Sell the gardens to someone who will love them;...move to a condo and have a miniature garden and one planter box for veggies on the balconey...................................or, get the condo to allow me to inspire the others there to let us turn the bleak landscaping areas into special, and take a cut out of our maintenance dues! As If! Hilarious!

The last idea sounds workable. You will need a really liberal managment.
Its really hard to garden after 70.By then the joints dont move well and there are balance problems, but not everyone ages the same so keep yourself going as long as you can.

You'r my kind of guy.
Around here the elder living facilities all assume life stops just because the hair turns grey.
Landscaping is so marginalized the landscape people can mow efficiently and there is low or no maintenance.

I am lucky in my children.I live with my second daughter and can garden all I want. Its up to me to decide how many square feet get tilled.
