There was another one that I rescued that was growing by the side of someone's house where the sprinkler hit it every time it came on.... It lived for a couple of years in my yard but it finally died.
Someone suggested that if you suspect rot in the root area that you can cut off the affected part and that the top of the plant will root again after callousing. That could be a last solution for you depending on how bad the root system looks. Good luck!
