I have the same medical condition myself: O. Seed D.
"Obsessive Seed Disorder".

One question: Zone 8b? But no frost ever? Wouldn't that make you Zone 10 or warmer? I'm Zone 8b and expect an average winter to go down to 15 or 20 F (-7 to -9 C?).
